Many transactions get delayed or even derailed due to serious title issues such as faulty deeds in the chain of title, probate issues, missing satisfactions obtained at prior closings (sometimes with the lender no longer being in business), judgment liens or tax liens, and so on.
Because it can take significant time to clear these title issues, we want to be as proactive as possible and clear title issues before you even obtain a contract, as opposed to discovering them a week or two before closing. And if the issue is so serious that extensive time is needed to clear it, you can proactively work with the Seller and potential Buyers to ensure that a realistic closing date is agreed upon.
Cloud Title has pioneered a unique program for listing agents and home sellers designed to ensure that your closing will not be derailed by title issues discovered post contract.
With our Safe Listing™ program, we will order a full title search, local lien search, permit search and examine public records to issue a title search report immediate after you take the listing. In addition, if there are any title issues identified (we discover issues in 1 in 10 transactions with serious title issues in approximately half of them) we will immediately get to work to proactively resolve those matters so your listing can close when you obtain a buyer.
When you obtain a contract we will issue a Title Commitment usually within 24 hours as opposed to starting the process and ordering a search after a few days or longer. Our mission is to be super proactive while providing WOW service to you and your clients. And we do so with zero risk or added cost to you or the Seller.
There is no up-front cost and if your listing does not sell then there is absolutely no cost to you or the Seller. We take all the risk.
Additional Marketing Benefits
When you submit your Safe Listing™ order to Cloud Title we will prepare a social media post image for you to use in your marketing, plus we will promote your listing on our various social media channels, plus run an ad for your new listing post. The post will be co-branded to ensure RESPA compliance. The bottom line: We want both you and your Seller to have complete piece of mind when it comes to your listing, that title issues or other surprises will not hold up a sale, plus we want to ensure that your listing sells as quickly as possible.
